Where is this development located?
Noble Evo Ari is located about 300 metres from BTS Ari. Ari is located in north-central Bangkok. It is an upscale residential area and a hipster hangout. It is slightly out of the touristy areas. It is 5 BTS stations away from BTS Siam. Hence, it is still very centrally located in the heart of Bangkok. This area is extremely popular with middle-class Thais and expatriates. The best hipster neighbourhood in Bangkok is perhaps the aptest label for Ari. The reason for its popularity is due to the multitude of cafes, bars, restaurants and the ever relaxing vibe that reverberates through the Ari neighbourhood.
According to Google Maps, it takes 12 minutes to get from BTS Ari to BTS Siam.
Ari BTS to Siam BTS
Who is the developer?
The developer of Noble Evo Ari is Noble Development Public Co., Ltd. They are a publicly listed developer on the Stock Exchange of Thailand. We are also marketing their other current development, NUE District R9 together with Noble Evo Ari. Their other notable projects include Noble Ploenchit and Noble Revolve Ratchada. Our company has dealt with many of their developments over the past few years.

While this area is extremely popular as a neighbourhood for the middle-class Thais, increasingly, expatriates are starting to request for units in the Ari neighbourhood. Prices start at about THB 4 million. Decent pricing considering the proximity to BTS Ari. A mere
Location:
If you are looking for a very nice and relaxed neighbourhood with many food offerings, Ari has to be one of the best places in Bangkok. We believe that if you are looking to retire in Bangkok, Ari should be seriously considered. The proximity to BTS Siam as well as the connectivity to the Bang Sue area where there is rapid growth make this area a compelling investment proposition.
Quality:
Our company has dealt with many of Noble Development’s properties. They usually hand over the project as advertised. Their finishing is typically well done and artists rendering of the final product is usually close to what is delivered. We have had little to no issues with the developer’s products. They are one of the more established developers in Bangkok.
Verdict:
Just like Noble NUE District 9, if you are looking for a great deal on a well-located property in Bangkok, now is perhaps the prime time to make your move. This is a project that you should be considering.
Rama 9 Road or Rama IX Road is an 8.7-kilometre road that starts at the Rama IX intersection, where Ratchadaphisek meets Asok-Din Daeng and it ends at Srinakarin Interchange.
Rama IX intersection
If you are familiar with locations such as Terminal 21 and Asoke BTS Station as a tourist, then Rama 9 is just north of Asoke BTS Station. In fact, Asoke BTS Station connects to MRT Sukhumvit Station which is two MRT stations away from MRT Phra Ram 9. If you are taking a taxi, it should take you about 5 minutes (with light traffic) to 15 minutes (with heavy traffic) to get to Terminal 21 from the Rama IX intersection. According to Google Maps, it’s a mere 2.9 kilometres away.
Is this area well connected?
Well, yes! This area is a commercial hub not because it was designated as one but because it is centrally located. If you look at the connectivity options, MRT Phra Ram 9 is located one MRT station away from Petchaburi which is linked to Makkasan Airport Rail Link which brings you to Suvarnabhumi airport. A stop further south will bring you to MRT Sukhumvit which is where Terminal 21 is located. You can link to the Asoke BTS which runs through the lower sois of Sukhumvit. This is typically where tourists are familiar with.
If you head up north just a station you will reach MRT Thailand Cultural Station. This station is an interchange between the present MRT line and the upcoming Orange Line.
Going back to how this area organically developed, we will have to deduce that due to its connectivity to the various business hubs, development started to pile up in the area. Grand Central Rama 9, G Tower, the Stock Exchange of Thailand are just a few landmarks in the area. There was supposed to be a Super Tower built in the area but those plans were shelved and instead something smaller is being developed on the original Super Tower site. The Super Tower was supposed to be the tallest building in Bangkok but the cost was deemed to be too prohibitively high that the initial plans were scaled down.
What is this area famous for?
If you are the type that frequents nightlife, then you should be familiar with Royal City Avenue or more commonly referred to as RCA. This area is the epicentre of the Bangkok clubbing scene. Many popular clubs are located in this area. If you’ve only been to this area at night, we would recommend that you visit this area in the day to experience how bustling a commercial hub it is.
There are large multinational corporations that set up their offices in this area. Unilever set up its regional headquarters at G Tower which is within walking distance to MRT Phra Ram 9. The Stock Exchange of Thailand (SET), AIA Capital Tower and the Chinese Embassy are located in this area. There is much talk that the financial hub of Bangkok is slowly shifting to the Rama 9 area.
What has been the situation in the past few years?
Due to the fact that many companies have been shifting to the Rama 9 area, the property prices pre-Covid were rather escalated. This is especially so with the announcement of the Super Tower. In fact, if you have been following our commentary for the past few years especially before the Covid-19 hit Bangkok, you would realise that we have always felt that Rama 9 was an area of great potential but the pricing was too elevated for us to recommend most projects. However, after the Super Tower plans were shelved and downgraded and with the pandemic limiting travel restrictions, demand has tapered a great deal. Prices have eased off a great deal and are at levels that seem much more reasonable.
Ok so I am here for shopping and dining advice. Do you guys know anything?
Yes we do. If you are looking for a good shopping mall with large brands, a movie theatre etc… then that’s Central Plaza Grand Rama 9. It is linked to MRT Phra Ram 9 so once you reach the MRT station, you are linked to the shopping mall. If you want to purchase electronics then visit Fortune Town. That is across the main road from Central Plaza Grand Rama 9. If you are a tad younger and are looking for a more “hip” shopping mall then head to The Street Ratchada. There used to be a Talad Rot Fai (Train Night Market) behind Esplanade Shopping Mall which is one station away at MRT Thailand Cultural Centre but that has been shuttered due to the pandemic. Perhaps it might be revived in future when travel restrictions are lifted.
For dining options, there’s Somboon Seafood. It’s a popular seafood restaurant. Both locals and tourists patronise this restaurant, especially for their fried crab curry. If you want some excellent sushi as well as excuisite restaurants, head to G Tower. OMG Bar is a great place to chill and listen to some live music.
OMG Bar. A nice place to chill and listen to some live music.

New condo launches from developers have been far and few in between during the last two years due to the pandemic. Developers were more concerned about clearing out their existing stocks and if you are flushed with cash, you might have been able to pick up some good (completed) properties at a very attractive level of discount.
As of 1st November 2021, Thailand has relaxed her borders control and are now welcoming visitors from various countries.
With the ability to now travel into Thailand, we foresee that investors whom previously shelved plans to buy Bangkok property will likely be warming to the idea again.
Why Consider Investing In Ladprao – Phahonyothin?
For the past one to two years, our team have always advocated that investors should put Ladprao – Phahonyothin area on their investment radar. By its own merits, the neighbourhood has developed very nicely and is highly liveable with malls, eateries and schools. Connectivity wise, roads are expanded, and residents in the neighbourhood have access to the blue line via MRT Phahonyothin and green line via BTS Ha Yaek Lat Phrao.
And to further sweeten the deal, this is within the development region of the Bangsue Grand Station. A mega transportation infrastructure development that can only fuel further growth in the years to come.
About one and a half years ago, we were advocating another new launch by Noble Development called Noble Nue Ratchada-Ladprao. The location was a short walk to MRT Ladprao and the entry price was attractive. Sales was pretty brisk and many buyers were actually the Thai locals. The developer have since temporarily suspended sales and it could be a case of them wanting to revise the selling price upwards.
Introducing Metris District Ladprao
Developed by Major Development, this is a reputated developer whom we have worked with for several past projects. In fact, our team mate Shawn personally invested in Metris Lad Phrao and is currently staying in the condo herself.
One of the key reason why condo developed by Major Development are so well received is because their condos are pet-friendly. In case you are not aware, over in Bangkok if you are a pet lover and owns a dog, you can only stay in condos that are pet-friendly. This has always been a headache for many foreign tenants previously as most pet-friendly condo are low-rise and not within walking distance to any train stations. However in recent years, Major Development has plugged this gap with the launch of projects such as Maru Ekkamai 2 and Metris Ladprao.
Metris District Ladprao Floor Plans
The floor plan and unit layout are pretty regular and standard with market practice. All sizes are optimal for own stay as well as renting out.
Our Verdict
There is a gradual separation of classes in property investment. For someone looking to buying into prime location and/or luxury properties in Bangkok, this is probably not for you. You will be more suited looking at areas such as Thonglor or Ploenchit area.
If you are looking for a potential high growth region, Phahonyothin definitely has to be considered. And of all the currently available projects, Metris District Ladprao will stand out when it is completed.
The rental demand in the area is decent. The demand is not only coming from foreigners but also the locals whom are finding a good balance between quality of life and affordable rental.
As a landlord, with the entry price you are paying, you should be getting pretty decent rental yield. And in case you are still worried about how the pandemic will pan out in the coming months, this under construction project will only finished in 2024-2025.
Your max capital at risk now is 30% and hopefully in 3 years time, everything will be back to normal.
Metris District Ladprao is now collecting registration of interest and if you would like to find out more on how to grab the best possible unit, get in touch with us today!
Developer: A joint venture company between Nishitetsu & SC Asset Corporation
Location: Phahon Yothin Road
Building / Units: 36 Stories / 420 Units
Parking: 235 Lots (Automatic 230)
Units Mix:
1 Bedroom: 31 – 41sqm
1 Bedroom Plus: 47 – 50 sqm
2 Bedroom: 71 – 73sqm
Loft: 31 – 71sqm
Personally, I feel that one of the major selling of The Crest Park Residences is the location. It is strategically located in Ladprao / Phahon Yothin which is an increasingly popular choice amongst locals and foreigners alike. It has great connectivity by being near to 3 major expressway tollgates: Ding Daeng, Bangsue1 and Don mueang. By train, it is just a short walk to MRT Phahon Yothin Station (Blue Line) and 210 meters to BTS Ha Yaek Ladphrao (Green Line).
There are quite a few major office buildings (PTT, Sun Tower, Bangkok Airways, SCB) nearby that give landlords a catchment of tenants.
And for investors who wish to benefit from the development of the Bangsue Grand Station which house the terminal of the China-Thailand high-speed rail, Phahon Yothin is only 3 stations away.
The Crest Park Residences is also probably the first luxury condominium development in Ladprao.
This is definitely a project that is worth taking a look at. The location will make it very attractive to prospective tenants and having seen previous works of SC Asset such as 28 Chidlom, Beatniq, and Chambers Onnut, I am confident the project will be completed to the satisfaction of would-be owners.
Pre-sale is now ongoing and the developer is offering an 8% early bird discount.
This could be one of the most notable launches in 2020 for Bangkok properties.
Noble Nue Ratchada-Lat Phrao is a freehold condominium project jointly developed by Noble Development and BTS. If you are lazy to read the entire review, let me sum up the main selling points of this project.
The relatively attractive entry price of 3MB
Good location, it will be next to the interchange of the Ratchada Station (Yellow Line) and Ladprao Station (Blue Line).
Being on the blue MRT line gives you easy access to a few important locations. South towards Rama 9 and Asoke, North towards Bangsue. Bangsue is the important high-speed rail terminal joining Thailand and China. Rama 9 and Asoke are the main commercial areas in Bangkok. Noble Nue Ratchada – Lat Phrao is also 1 station away from Phahonyothin, which is the main lifestyle area of the region.
For basic daily necessities, you can go to the Big C Supermarket and The Banyan Tree Community Mall nearby.
The project is also located within walking distance to some important government establishments such as the judicial training institute, high court of appeals, civil court, and office of the attorney general. These government work offices are a potential catchment area for tenants.
Noble Nue Ratchada-Lat Phrao will be completed by the year 2023. The property will also come fully furnished. Investors will have minimal work to do when they take over the property.
Pre-sales are now on-going and buyers get to enjoy early bird discounts. Prices start from 3MB.
Usually, at this price point, the property is either at a faraway location or it is low rise. Low-rise condominium generally has lesser facilities than a high rise, thus less desirable to tenants at a similar price point. In better times, we foresee that Noble Nue Ratchada-Lat Phrao will be a sell-out. If you are looking for a good value condominium investment in Bangkok, this project will definitely be one of our top recommendations to you for this year.

InvestBangkokProperty.com held our quarterly Bangkok Property Tour on the 14th and 15th of December 2018. Once again, it was a property tour whereby participants had to use public transportation to get to the various developments. We experimented it for the first time during our last property tour in September 2018 and moving forward this is how we are going to hold future Bangkok Property Tours!
Benefits of using public transportation to get to the various developments:
Participants can get a better sense of how far the developments are to the train stations
Participants can understand the area better
Participants can get to experience the food and amenities in the area better
Participants can lose weight and work up a really good exercise by walking to the developments
The tour can get rather tiring but you can be assured that participants will definitely get a better understanding of the property scene in Bangkok!
For the December tour, we decided to compress the tour into two days. We took fewer pit stops as compared to the previous tour.
Day 1 (Friday 14th December 2018)
We gathered at the information counter of Terminal 21. There was a good mix of participants from various nationalities. We welcomed our first participants from the USA!
Our first stop was Fynn Asoke by Fynn Development. This development is within walking distance from Asoke BTS and is located along Sukhumvit Soi 10. We walked from Asoke BTS and passed by Korean Town at the start of Sukhumvit Soi 12. Fynn Asoke is a freehold condominium that is slightly within Sukhumvit Soi 10. It is away from the main road yet within walking distance to the BTS and amenities. If you continue walking along Sukhumvit Soi 10, you can reach Benchakiti Park which is next to the Queen Sirikit National Convention Centre.
Next, we walked towards Nana BTS and went past Bangkok Bank at Sukhumvit Soi 8. This is the place to go to transfer monies back to your home country when buyers sell their Bangkok properties.
We then took a train down to Ploenchit BTS and once we got off, we entered Noble Ploenchit via the link bridge from Ploenchit BTS. Noble Ploenchit is a freehold development by Noble Development that is linked to Ploenchit BTS Station via a link bridge. Ploenchit is right at the heart of downtown Bangkok. I personally rate Noble Ploenchit very highly. You can read my review of Noble Ploenchit here.
We then had lunch at Open House at Central Embassy Shopping Mall. It is located on the top level of Central Embassy.
Next up we headed to Ratchathewi BTS to visit The Line Ratchathewi by Sansiri. From Ratchathewi BTS we could see Siam Discovery which showed how central the development was in Bangkok.
We concluded the day by visiting Park Origin Phayathai by Origin Property and XT Phayathai by Sansiri. Both are walking distance from Phayathai BTS Station which is one stop away from Ratchathewi BTS and two stops away from Siam BTS.
Day 2 (Saturday 15th December 2018)
We gathered at The EMQuartier just next to Phrom Phong BTS to kick start the day. Our first stop was Noble State 39 by Noble Development. Along Sukhumvit Soi 39 lines high-end luxury condominiums. Noble State 39 happens to be along the same stretch but is designed and priced more affordable. There are one-bedroom apartments in this development which is not prevalent in the luxury developments around the area. This is our motivation for this recommendation.
After that, we headed to Park Origin Thonglor by Origin Property which is located on the site of Arena 10 along Thong Lor Soi 10.
Lunch was settled once again at Luka Moto at The Taste Community Mall close by. Wilbur from AroiMakMak.com joined us for lunch. Aroi Mak Mak is a popular food, travel and lifestyle blog about Thailand. Some of us took a photo with the ever friendly blogger!
We walked through Gateway Ekkamai which was next to Ekkamai BTS Station to get to Siamese Exclusive 42 by Siamese Asset. It was a very short walk of about 2 to 3 minutes. Ekkamai is an area very popular with the Japanese expatriate community and Siamese Exclusive 42 is one of the best developments, in our opinion, in the Ekkamai area. There were limited units left. In fact, all of the typical units have been sold out and there are only loft units left.
Next stop, we visited the site of Chambers On Nut by SC Asset which is a very short walk from On Nut BTS. On Nut is a very nice residential area two stations away from Ekkamai BTS. There is a huge Tesco and Century Mall just next to On Nut BTS. Many of our clients purchased units at Chambers On Nut due to its affordability and location. In fact, one of the participants purchased a unit there and was there to take a look at the site for the first time!
The final stop for the tour was the Kawa Haus sales gallery at Habito Mall, within the T77 community. Kawa Haus is the final residential development in T77 and there are very limited units left. Coincidentally that weekend was the annual Winter Market Fest, a night market held within the T77 community. This guarded and gated community is extremely popular and occupancy rates are very high for developments in the community.
Here is a video recap of the tour!
If you would like to join us for the next Bangkok Property Tour, do sign up at BangkokPropertyTour.com. Our next tour will be held in March.
InvestBangkokProperty.com held our quarterly Bangkok Property Tour on the 28th to 30th September 2018. It was a 3-day tour from Friday to Sunday. There were two things different about this tour as compared to previous tours.
1) We were not going to use private transportation. We took public transportation and relied heavily on the BTS and MRT train lines.
2) We were doing this in collaboration with two bloggers, Wilbur from Aroi Mak Mak and Eddie from Stranger in Bangkok.
Day 1 (Friday 28th September 2018)
We gathered at the information counter of Terminal 21. We then proceeded to eat at a noodle stall just next to Terminal 21. After which we had dessert at Paris Miki which is just a stone’s throw away from Terminal 21.
Next, we headed off to take the MRT to Huai Khwang to visit the All Inspire showflat. All Inspire is an award-winning developer and the showflat is near Huai Khwang MRT Station. When we turned out of the MRT Station, we went past the actual site of XT Huai Khwang which is right next to the MRT station. XT Huai Khwang is developed by Sansiri.
At the All Inspire sales gallery, we viewed the show unit of The Excel Ratchada 18. All Inspire produces good quality developments but their developments are not the closest to the train stations. However, their developments are extremely affordable for the average property investor.
Next, we travelled one MRT station to Thailand Cultural Centre to view Noble Revolve 2 which is just next to Thailand Cultural Centre MRT Station and the Stock Exchange of Thailand. Noble Revolve 2 is a completed project.
We then walked to Phra Ram 9 MRT Station instead of taking the train. We passed by the business district. XT Huai Khwang’s sales gallery is located at Pakin Building which is just opposite Central Plaza Grand Rama IX.
Our next stop was Chewathai Residence Asoke by Chewathai. This is a completed development and the unique thing about this development is that all the units are 1-bedroom loft units.
Our final stop was The Line Ratchathewi by Sansiri. The condominium is located about 3 minutes (walk) from Ratchathewi BTS Station.
Here is a video of the highlights for Day 1:
Day 2 (Saturday 29th September 2018)
We started our day with breakfast at Luka Moto (thanks Eddie from Stranger in Bangkok for the introduction!) at The Taste Thong Lor, located at Thong Lor Soi 10. If you are looking for a nice cafe in Thong Lor, do try out this cafe.
Our first stop of the day was to visit the sales galleries of Noble BE 19 and Noble BE 33 by Noble Development. The sales gallery is located at the lobby of Noble Remix which was right next to Thong Lor BTS Station. Noble BE 19 is located close to Terminal 21 and Noble BE 33 is located close to Phrom Phong BTS Station and just around the corner from The EMQuartier.
Next, we went to the sales gallery of The ESSE Sukhumvit 36 and EYSE Sukhumvit 43 by Singha Estate. The ESSE Sukhumvit 36 is located right next to Thong Lor BTS Station and EYSE Sukhumvit 43 is located within walking distance to Phrom Phong BTS Station.
We then took the BTS train to the next BTS Station which is Ekkamai BTS Station. We viewed a development just behind Gateway Ekkamai called Siamese Exclusive 42 by Siamese Asset.
After which we convened for lunch and we had lunch at Gateway Ekkamai. Wilbur from Aroi Mak Mak introduced us to have Izakaya at a Japanese restaurant called Nagiya. It was really good. If you are in Ekkamai, do try out the food at this restaurant.
After lunch, we headed to On Nut BTS and took the shuttle bus to Habito Mall within the T77 Community. The T77 Community is a guarded and gated township developed by Sansiri. It is very unique and one of its kind. You can read more about the T77 Community here:
At Habito Mall, we visited the sales gallery of Kawa Haus by Sansiri.
After Kawa Haus, Sansiri provided us with a van to our next destination, the sales gallery of Oka Haus which is located along Rama 4 road. This was the one and only instance when we took private transportation to our next destination!
After Oka Haus, we were done for the day! We had dinner at Suan Plearn Market which is a stone’s throw away from Oka Haus.
Here are the highlights from day 2:
Day 3 (Sunday 30th September 2018)
Kevin had to fly off to meet a client in Singapore (He was our assigned videographer and thus we did not have enough footage on the 3rd day to make a highlight video) so it was just Daryl along with Wilbur leading everyone for the day!
Our first stop was to view Noble Ploenchit by Noble Developments. Noble Ploenchit is located right next to Ploenchit BTS Station. Most of the participants were impressed by the proximity to the BTS Station. This development is really next to the train station!
For lunch, we went to Eathai Food Court at Central Embassy Shopping Mall which was linked by sky bridge from Noble Ploenchit as well as Ploenchit BTS Station. Prices were rather expensive and surprisingly, the food court was packed! Just shows the spending power of the people who live in the area.
After lunch, we visited the sales gallery of XT Phayathai by Sansiri which is about a 5-minute walk from Phayathai BTS Station. Phayathai BTS Station is two stations after Siam BTS Station.
Our last stop for the day and also the tour was at Park Origin Phayathai which was also very near Phayathai BTS Station. In fact, it is nearer to the BTS Station than XT Phayathai. The development is developed by Origin Property and the architect for the project is Singapore architecture firm, Ong and Ong.
And that concludes our 3 day Bangkok Property Tour!

Thonglor is definitely one of the most desirable upscale neighborhood in Bangkok. If you are looking out for a quality development in Thonglor. Check out The Room Sukhumvit 38 by Land and Houses.
About The Developer: Land and Houses
Land and Houses is a leading public listed property developer in Thailand. Land and Houses Public Company Limited, founded in 1973, operating property development business, was established to be a company limited on August 30, 1983. The company operates property development business selling detached houses, townhome, and condominiums in Bangkok, perimeters and major provinces such as Chiangmai, Chiangrai, Khonkaen, Nakhonratchasima, Udonthani, Hua Hin, Phuket, Mahasarakham, and Ayuthaya.
The Location
As the name suggests, The Room Sukhumvit 38 is located along Sukhumvit Soi 38. The development is about 700 meters away from BTS Thonglor.
Soi 38 is a cul-de-sac and are mainly occupied by landed houses. There is also a handful of upscale condo such as Ashton Morph 38 by Ananda.
Living in Thonglor means you have access to some of the best restaurants, malls as well as the many international schools in the area.
Project Highlights
This is an upscale development, which is evident in the low density of units in the entire 26-storey tower (only 229 units). There is also a high ratio of carpark lots to units.
The units built are spacious, starting from 44sqm for 1 bedroom units.
Below are some photos of the actual show unit.
This is an aerial view photo taken by a drone (approximately 16th floor). The surrounding are mainly landed houses. So a mid floor unit will already get a good clear view all around.
The Room Sukhumvit 38 (16th Floor/49M.)
Rating The Room Sukhumvit 38
First of all, this is a project that is 100% livable and I think there will be a good number of buyers who are end users. These could be the affluent Thais as well as overseas investors who are typically more familiar with Thonglor as an investment location.
The Room Sukhumvit 38 spots superior finishing and I would classify it as A Grade investment property.
If you refer to the map above, you will also notice the planned Sukhumvit 38 station on the proposed grey line. If the line is completed, this will definitely give a massive boost to property prices along Sukhumvit 38. However, please do note that construction has yet to start for this proposed grey line. So while having it in the future is a major plus, you should not base your investment decision purely on this.
The price point for The Room Sukhumvit 38 averages about THB 250,000 per square meter. This is in line with the project’s location and quality. Prices for the 1 bedroom starts from 10MB.
As a point of reference, Esse 36 which is located right next to Thonglor BTS, is currently selling for about THB 350,000 per square meter.
The sales gallery of The Room Sukhumvit 38 is now open for interested buyers. For anyone who might be interested, you have to pay THB50,000 for a queue number in order to be eligible to select a unit on the actual launch day. This THB 50,000 will work towards part of the deposit if you choose a unit successfully on launch day, or refunded if you choose not to proceed with the purchase.
Currently, there is also a VVIP discount of THB 200,000 to THB 400,000.

Following the launch of XT Ekkamai and XT Huaikhwang over the last 2 months, Sansiri will be doing a global launch for XT Phayathai this coming 1st September 2018.
If you would like to find out more about this development, the team at Invest Bangkok Property had it all covered for you.
The Location
XT Phayathai is located within a 600 meters walk to BTS Phayathai. BTS Phayathai is also the interchange with Phayathai Airport Rail Link, which allows you to connect straight to Suvarnabhumi Airport.
And from Phayathai BTS, you are only 2 stops away to Siam. The main shopping belt in Bangkok.
Project Highlights
XT Phayathai is a freehold development that is slated to be completed in the year 2023. There is an existing building sitting on the plot which will be torn down to accommodate the construction of XT Phayathai.
There are a total of 1,435 residential units in 2 towers plus 1 commercial unit on the ground floor.
The units mix consist only of 1 and 2 bedrooms. The units are sold fully furnished.
This location is predominantly made up of the local Thais staying. Staying here allows easy access to the core central region of Bangkok as well as the several good schools and universities nearby such as Chulalongkorn University.
There are several office towers in Phayathai and we are expecting more additions of major commercial complexes such as the Phayathai Complex, JRK Building, Park Origin Phayathai and Aspiration One Bangkok. In these offices, there are major corporations such as Huawei, Sansiri, and IBM.
You can expect tenants to be office workers and medical staffs nearby, including those working in the city centre (Siam, Chitlom, Silom, and Sathorn) as Phayathai is not too far a distance away. Staying in the city centre will cost them a lot more in terms of rental they have to pay.
Staying in Phayathai offers a balance between accessibility and affordability.
A typical 40sqm 1 bedroom unit in Phayathai is currently renting for about THB25,000 to THB30,000.
With an average entry price of THB6,500,000 investors are still potentially looking at a healthy yield of about 5%.
For investors with a slightly lesser budget, you can look at the units of 30sqm. That would be priced around THB5,000,000.
There are also major infrastructure improvements happening that can bring a boon to property owners in Phayathai.
Firstly, the Airport Rail Link terminates at Phayathai. But it will be further extended to the west. This extension will likely increase the accessibility for the demographics staying in west Bangkok to come to city centre via Phayathai.
Secondly, about 3 BTS stops up north, there will be the Bang Sue Grand Station which is the terminus for the future High-Speed Rail linking China to Bangkok. With the proximity to the Bang Sue Grand Station, you should expect a positive spillover effect onto properties in Phayathai.
XT Phayathai will be officially launched on 1st September 2018.
However, pre-sales are already on-going. Buyers who select a unit before the launch get to enjoy early bird discounts benefits.
We have just uploaded the videos on our recent visit to XT Ekkamai by Sansiri. The sales gallery is also where the actual site of the development will be.
The sales take up for XT Ekkamai was good. This can be attributed to the high demand for good properties in Ekkamai.
In the sales gallery, we have the 1 bedroom and 2 bedrooms mock-up unit. You will notice that the colour scheme is a bit different from the HAUS series. Here, they are using louder colours. A more youthful theme to it as the original intent is to appeal to the Millenials.
The units do come fully furnished. So investors will be able to save themselves the hassle of make several trips to Bangkok just to do up the property after the handover.
A lot of the major developers in Bangkok are now exploring how to use A.I. and technology to attract new home buyers. SAN:DEE is a self-delivery bot that can provide simple concierge services to the residents in XT Ekkamai.
We hope you enjoyed the videos and have a good idea now of how XT Ekkamai looks like.
There are still some units left for sale… Just some.
