Noble Nue Ratchada-Lat Phrao is a freehold condominium project jointly developed by Noble Development and BTS. If you are lazy to read the entire review, let me sum up the main selling points of this project.
The relatively attractive entry price of 3MB
Good location, it will be next to the interchange of the Ratchada Station (Yellow Line) and Ladprao Station (Blue Line).
Being on the blue MRT line gives you easy access to a few important locations. South towards Rama 9 and Asoke, North towards Bangsue. Bangsue is the important high-speed rail terminal joining Thailand and China. Rama 9 and Asoke are the main commercial areas in Bangkok. Noble Nue Ratchada – Lat Phrao is also 1 station away from Phahonyothin, which is the main lifestyle area of the region.
For basic daily necessities, you can go to the Big C Supermarket and The Banyan Tree Community Mall nearby.
The project is also located within walking distance to some important government establishments such as the judicial training institute, high court of appeals, civil court, and office of the attorney general. These government work offices are a potential catchment area for tenants.
Noble Nue Ratchada-Lat Phrao will be completed by the year 2023. The property will also come fully furnished. Investors will have minimal work to do when they take over the property.

Usually, at this price point, the property is either at a faraway location or it is low rise. InvestBangkokProperty.com held our quarterly Bangkok Property Tour on the 14th and 15th of December 2018. Once again, it was a property tour whereby participants had to use public transportation to get to the various developments. We experimented it for the first time during our last property tour in September 2018 and moving forward this is how we are going to hold future Bangkok Property Tours!
Benefits of using public transportation to get to the various developments:
Participants can get a better sense of how far the developments are to the train stations
Participants can understand the area better
Participants can get to experience the food and amenities in the area better
Participants can lose weight and work up a really good exercise by walking to the developments
The tour can get rather tiring but you can be assured that participants will definitely get a better understanding of the property scene in Bangkok!
For the December tour, we decided to compress the tour into two days. We took fewer pit stops as compared to the previous tour.
Day 1 (Friday 14th December 2018)
We gathered at the information counter of Terminal 21. There was a good mix of participants from various nationalities. We welcomed our first participants from the USA!
Our first stop was Fynn Asoke by Fynn Development. This development is within walking distance from Asoke BTS and is located along Sukhumvit Soi 10. We walked from Asoke BTS and passed by Korean Town at the start of Sukhumvit Soi 12. Fynn Asoke is a freehold condominium that is slightly within Sukhumvit Soi 10. It is away from the main road yet within walking distance to the BTS and amenities. If you continue walking along Sukhumvit Soi 10, you can reach Benchakiti Park which is next to the Queen Sirikit National Convention Centre.
Next, we walked towards Nana BTS and went past Bangkok Bank at Sukhumvit Soi 8. This is the place to go to transfer monies back to your home country when buyers sell their Bangkok properties.
We then took a train down to Ploenchit BTS and once we got off, we entered Noble Ploenchit via the link bridge from Ploenchit BTS. Noble Ploenchit is a freehold development by Noble Development that is linked to Ploenchit BTS Station via a link bridge. Ploenchit is right at the heart of downtown Bangkok. I personally rate Noble Ploenchit very highly. You can read my review of Noble Ploenchit here.
We then had lunch at Open House at Central Embassy Shopping Mall. It is located on the top level of Central Embassy.
Next up we headed to Ratchathewi BTS to visit The Line Ratchathewi by Sansiri. From Ratchathewi BTS we could see Siam Discovery which showed how central the development was in Bangkok.
We concluded the day by visiting Park Origin Phayathai by Origin Property and XT Phayathai by Sansiri. Both are walking distance from Phayathai BTS Station which is one stop away from Ratchathewi BTS and two stops away from Siam BTS.
Day 2 (Saturday 15th December 2018)
We gathered at The EMQuartier just next to Phrom Phong BTS to kick start the day. Our first stop was Noble State 39 by Noble Development. Along Sukhumvit Soi 39 lines high-end luxury condominiums. Noble State 39 happens to be along the same stretch but is designed and priced more affordable. There are one-bedroom apartments in this development which is not prevalent in the luxury developments around the area. This is our motivation for this recommendation.
After that, we headed to Park Origin Thonglor by Origin Property which is located on the site of Arena 10 along Thong Lor Soi 10.
Lunch was settled once again at Luka Moto at The Taste Community Mall close by. Wilbur from AroiMakMak.com joined us for lunch. Aroi Mak Mak is a popular food, travel and lifestyle blog about Thailand. Some of us took a photo with the ever friendly blogger!
We walked through Gateway Ekkamai which was next to Ekkamai BTS Station to get to Siamese Exclusive 42 by Siamese Asset. It was a very short walk of about 2 to 3 minutes. Ekkamai is an area very popular with the Japanese expatriate community and Siamese Exclusive 42 is one of the best developments, in our opinion, in the Ekkamai area. There were limited units left. In fact, all of the typical units have been sold out and there are only loft units left.
Next stop, we visited the site of Chambers On Nut by SC Asset which is a very short walk from On Nut BTS. On Nut is a very nice residential area two stations away from Ekkamai BTS. There is a huge Tesco and Century Mall just next to On Nut BTS. Many of our clients purchased units at Chambers On Nut due to its affordability and location. In fact, one of the participants purchased a unit there and was there to take a look at the site for the first time!
The final stop for the tour was the Kawa Haus sales gallery at Habito Mall, within the T77 community. Kawa Haus is the final residential development in T77 and there are very limited units left. Coincidentally that weekend was the annual Winter Market Fest, a night market held within the T77 community. This guarded and gated community is extremely popular and occupancy rates are very high for developments in the community.

InvestBangkokProperty.com held our quarterly Bangkok Property Tour on the 28th to 30th September 2018. It was a 3-day tour from Friday to Sunday. There were two things different about this tour as compared to previous tours.
1) We were not going to use private transportation. We took public transportation and relied heavily on the BTS and MRT train lines.
2) We were doing this in collaboration with two bloggers, Wilbur from Aroi Mak Mak and Eddie from Stranger in Bangkok.
Day 1 (Friday 28th September 2018)
We gathered at the information counter of Terminal 21. We then proceeded to eat at a noodle stall just next to Terminal 21. After which we had dessert at Paris Miki which is just a stone’s throw away from Terminal 21.
Next, we headed off to take the MRT to Huai Khwang to visit the All Inspire showflat. All Inspire is an award-winning developer and the showflat is near Huai Khwang MRT Station. When we turned out of the MRT Station, we went past the actual site of XT Huai Khwang which is right next to the MRT station. XT Huai Khwang is developed by Sansiri.
At the All Inspire sales gallery, we viewed the show unit of The Excel Ratchada 18. All Inspire produces good quality developments but their developments are not the closest to the train stations. However, their developments are extremely affordable for the average property investor.
Next, we travelled one MRT station to Thailand Cultural Centre to view Noble Revolve 2 which is just next to Thailand Cultural Centre MRT Station and the Stock Exchange of Thailand. Noble Revolve 2 is a completed project.
We then walked to Phra Ram 9 MRT Station instead of taking the train. We passed by the business district. XT Huai Khwang’s sales gallery is located at Pakin Building which is just opposite Central Plaza Grand Rama IX.
Our next stop was Chewathai Residence Asoke by Chewathai. This is a completed development and the unique thing about this development is that all the units are 1-bedroom loft units.
Our final stop was The Line Ratchathewi by Sansiri. The condominium is located about 3 minutes (walk) from Ratchathewi BTS Station.

Day 2 (Saturday 29th September 2018)
We started our day with breakfast at Luka Moto (thanks Eddie from Stranger in Bangkok for the introduction!) at The Taste Thong Lor, located at Thong Lor Soi 10. If you are looking for a nice cafe in Thong Lor, do try out this cafe.
Our first stop of the day was to visit the sales galleries of Noble BE 19 and Noble BE 33 by Noble Development. The sales gallery is located at the lobby of Noble Remix which was right next to Thong Lor BTS Station. Noble BE 19 is located close to Terminal 21 and Noble BE 33 is located close to Phrom Phong BTS Station and just around the corner from The EMQuartier.
Next, we went to the sales gallery of The ESSE Sukhumvit 36 and EYSE Sukhumvit 43 by Singha Estate. The ESSE Sukhumvit 36 is located right next to Thong Lor BTS Station and EYSE Sukhumvit 43 is located within walking distance to Phrom Phong BTS Station.
We then took the BTS train to the next BTS Station which is Ekkamai BTS Station. We viewed a development just behind Gateway Ekkamai called Siamese Exclusive 42 by Siamese Asset.
After which we convened for lunch and we had lunch at Gateway Ekkamai. Wilbur from Aroi Mak Mak introduced us to have Izakaya at a Japanese restaurant called Nagiya. It was really good. If you are in Ekkamai, do try out the food at this restaurant.
After lunch, we headed to On Nut BTS and took the shuttle bus to Habito Mall within the T77 Community. The T77 Community is a guarded and gated township developed by Sansiri. It is very unique and one of its kind. You can read more about the T77 Community here:
At Habito Mall, we visited the sales gallery of Kawa Haus by Sansiri.
After Kawa Haus, Sansiri provided us with a van to our next destination, the sales gallery of Oka Haus which is located along Rama 4 road. This was the one and only instance when we took private transportation to our next destination!
After Oka Haus, we were done for the day! We had dinner at Suan Plearn Market which is a stone’s throw away from Oka Haus.

Day 3 (Sunday 30th September 2018)
Kevin had to fly off to meet a client in Singapore (He was our assigned videographer and thus we did not have enough footage on the 3rd day to make a highlight video) so it was just Daryl along with Wilbur leading everyone for the day!
Our first stop was to view Noble Ploenchit by Noble Developments. Noble Ploenchit is located right next to Ploenchit BTS Station. Most of the participants were impressed by the proximity to the BTS Station. This development is really next to the train station!
For lunch, we went to Eathai Food Court at Central Embassy Shopping Mall which was linked by sky bridge from Noble Ploenchit as well as Ploenchit BTS Station. Prices were rather expensive and surprisingly, the food court was packed! Just shows the spending power of the people who live in the area.
After lunch, we visited the sales gallery of XT Phayathai by Sansiri which is about a 5-minute walk from Phayathai BTS Station. Phayathai BTS Station is two stations after Siam BTS Station.
Our last stop for the day and also the tour was at Park Origin Phayathai which was also very near Phayathai BTS Station. In fact, it is nearer to the BTS Station than XT Phayathai. The development is developed by Origin Property and the architect for the project is Singapore architecture firm, Ong and Ong.

First of all, this is a project that is 100% livable and I think there will be a good number of buyers who are end users. These could be the affluent Thais as well as overseas investors who are typically more familiar with Thonglor as an investment location.
The Room Sukhumvit 38 spots superior finishing and I would classify it as A Grade investment property.
If you refer to the map above, you will also notice the planned Sukhumvit 38 station on the proposed grey line. If the line is completed, this will definitely give a massive boost to property prices along Sukhumvit 38. However, please do note that construction has yet to start for this proposed grey line. So while having it in the future is a major plus, you should not base your investment decision purely on this.
The price point for The Room Sukhumvit 38 averages about THB 250,000 per square meter. This is in line with the project’s location and quality. Prices for the 1 bedroom starts from 10MB.
As a point of reference, Esse 36 which is located right next to Thonglor BTS, is currently selling for about THB 350,000 per square meter.
The sales gallery of The Room Sukhumvit 38 is now open for interested buyers. There are several office towers in Phayathai and we are expecting more additions of major commercial complexes such as the Phayathai Complex, JRK Building, Park Origin Phayathai and Aspiration One Bangkok. In these offices, there are major corporations such as Huawei, Sansiri, and IBM.
You can expect tenants to be office workers and medical staffs nearby, including those working in the city center (Siam, Chitlom, Silom, and Sathorn) as Phayathai is not too far a distance away. Staying in the city center will cost them a lot more in terms of rental they have to pay.
Staying in Phayathai offers a balance between accessibility and affordability.
A typical 40sqm 1 bedroom unit in Phayathai is currently renting for about THB25,000 to THB30,000.
