The residential, office, retail and logistics sectors will continue to be robust this year thanks to the country’s economic growth and the upbeat global outlook, says property consultant CBRE Thailand.
Managing director Aliwassa Pathnadabutr said new condominium launches in Greater Bangkok this year will rise by 10-15% from 64,000 units last year because of strong confidence in the Thai economy among consumers and developers.
The main contributors to the Thai economy are exports and tourism. Last year the country finished with 3.9% year-on-year GDP expansion, resulting from 9.9% growth in exports.
The tourism sector, which accounted for 20% of the country’s GDP, saw a record 35.4 million arrivals, a rise of 8.6% from 2016.
“Technology and diversification will be key trends in the property market this year,” she said. “Local developers have diversified to other sectors like offices, hotels, and retail, not focusing only on residential development.”
Many developers over the last two years have shifted to the high-end segment from the middle-to lower-end markets. This trend drove the growth of 51% in newly launched high-end residential supply last year to 12,544 units, up from 8,321.
Middle-to lower-priced condo supply saw a rise of 18% from 43,800 to 51,700, while the overall market grew 23% to 64,200 units.
“Continuing growth of new condo supply in the high-end segment will not cause oversupply, as such projects will be in inner city locations and on a smaller scale than those in the middle-to lower-priced segment,” she said.
But soaring land costs will drive selling prices of new condo supply in the high-end market, which CBRE estimates to be 285,000 baht per square meter on average, up from 270,208 last year, a rise of 9.2% year-on-year.
The highest price was in riverside locations at 321,750 baht, followed by Sukhumvit (255,954) and Silom-Sathon (233,583).
Resale high-end condo prices increased 7.4% to 213,194 baht, with the highest price in the Silom-Sathon area (229,496), followed by Lumpini or Lang Suan-Wireless-Phloenchit (215,729) and Sukhumvit (194,357).
Last year CBRE sold 900 condo units worth a combined 17 billion baht, rising from 15 billion in 2016. Some 561 units were in the high-end segment, with 25% bought by foreigners, up from 22% in 2016.
The largest portion of buyers was from China at 28%, followed by Hong Kong (14%), Singapore (8%) and France and Britain (6% each).
“Foreigners came as property investment buyers and partners in joint ventures with local developers. Both groups will come in higher numbers this year as Thai property prices are lower than other countries and banks remain more cautious about project lending,” she said.
From 2013-17, more than 70% of joint ventures were with Japanese partners. This trend is projected to continue, with 73% of partners from Japan, 18% from Singapore and 3% each from Chinese, American and Hong Kong.
In the office sector, demand will remain strong, with key drivers comprising e-commerce, tech firms and online business, co-working space operators and banks.
There will be at least four international co-working space operators that plan to open their first locations in Thailand with a combined 18,000 sqm of office building space in Bangkok’s central business district (CBD) this year.
Two of the co-working spaces are from Singapore — The Great Room and JustCo — and one each will be available from serviced office operator Regus and a US firm.
But key challenges in the office sector include the large quantity of new supply being completed, with 1.48 million sqm in the pipeline from 2020-23. About 800,000 sqm will be in the CBD.
“In the future, it will change from a landlord market to a tenant market,” said Nithipat Tongpun, CBRE’s head of advisory and transaction services.
“To be competent, office landlords should focus more on collaborative spaces to attract millennial talents, not just locations near mass transit lines and others with attractive rental rates,” said Mr. Nithipat.
With the economic recovery and growing consumer confidence, new retail supply exceeding 300,000 sqm is projected to be completed this year.

For your average Joe, 100,000 baht per square wah is no trifling sum for a piece of land. But for inner Bangkok, it’s small change, as the area has set a record high of 3.17 million baht per sq wah for a 880-sq-wah plot on Lang Suan Road. (One wah equals two meters.)
SET-listed SC Asset Corporation Plc, which is developing the record-setting plot, remains assured of the area’s strong demand.
Nuttaphong Kunakornwong, chief executive of SC Asset, said hefty land prices in inner Bangkok are reshaping the luxury residential development landscape, as only truly rich Thais and global buyers can afford them.
“I’m confident there is still demand in the super-luxury segment,” Mr Nuttaphong said.
SC Asset offered the highest price through a sealed bid and was the only player to bid above 3 million baht per sq wah. The second-highest bid was 2.6 million baht, said a bidder who asked not to be named.
“SC quoted that price because it really wanted it,” the bidder said.
Based on this land cost, units will reach 500,000 baht per square metre, but Mr Nuttaphong said there are buyers willing to bear this price point.
“The location near Chidlom BTS is the most prime in the country, and the Lang Suan area is like nowhere else,” he said. “We do not aim to launch the highest selling price [per sq m] but we are confident that units priced above 500,000 baht can be sold.”
Ben Taechaubol, chief executive of SET-listed developer Country Group Development Plc, said 3.2 million baht per sq wah is not overpriced for a plot in a prime location, as land prices continue rising, against a decrease in the number of plots to be developed.
“If a developer offers a product that meets the requirements of the luxury segment, prices of 500,000 baht per sq m and above can justify the land prices,” he said. “Luxury is not just a property, but a lifestyle.”
Aliwassa Pathnadabutr, managing director of property consultant CBRE Thailand, said a sharp increase in the price of land plots, particularly those in prime locations, shows that super-prime land remains in high demand because locations are limited.
“There are always concerns about dramatic price increases in any asset class, whether it be central business district land, stock shares, commodities or bonds,” she said. “The price increases are confined to a small area and have not risen in the whole of Bangkok.
“There is a finite amount of demand for super-luxury products unless there is a significant increase in foreign buying, which is why developers attempting to achieve these prices must have a product that buyers believe is super-luxury and worth the price.”
The average prime downtown super-luxury price is 350,000 baht per sq m, which Ms Aliwassa said is acceptable for this market. Products priced at over 500,000 baht per sq m target a very niche market, in which demand is specific to the ultra-luxury market, which is small.
This type of super-luxury product must be in a super-prime location, offer freehold titles, be low-density, and have features and specifications that really match the requirements of this group of buyers, she said.
It is important to note that the sale of this type of product will not be as fast as luxury and other high-end projects with lower prices, Ms Aliwassa said.
Chatchai Payuhanaveechai, chief executive and president of Government Savings Bank, said foreigners will become a more important part of the Bangkok property market, as condominiums priced higher than 300,000 baht per sq m may not cater primarily to Thais.
Prasert Taedullayasatit, chief executive for high-end condominiums at Pruksa Real Estate, said demand in the luxury segment is varied and comprises real demand, investment buyers and foreigners.
“The high-end condominium market continues to grow,” he said. “Given land acquisitions in the pipeline among large developers, new condominium supply being launched this year will be in the upper-end segment, mostly the Sukhumvit area.”
Ms Aliwassa said many land plots in prime locations released on the market during the past few years, both for sale and rent, have felt the effects of the new inheritance tax, which was created as an incentive to sell.
But a greater motivator has been the rising price of land, which has incentivised some families to convert non-revenue-producing sites into cash with massive capital gains, as they do not have the financial resources or expertise to develop the land themselves.
Suphin Mechuchep, managing director of property consultant JLL Thailand, said prime land plots recently acquired in Bangkok’s central business district have strong potential to accommodate ultra-luxury condominium development projects with prices starting from 300,000 baht per square metre.
In some premium areas such as Wireless, Phloenchit, Lang Suan and lower Sukhumvit, where land prices have skyrocketed on strong demand from major developers, future condominium projects will fetch prices at more than 500,000 baht per sq m, she said.
“Growing scarcity of land for new development in these areas, coupled with excellent accessibility and amenities, justifies such pricings,” Mrs Suphin said.
But new projects must also offer special products with truly superior specifications that will meet and can create demand in a niche market, she said.
The levels of demand in this niche market cannot be underestimated. There are ultra-high-net-worth Thais and foreigners who are looking for an opportunity to own a trophy property asset — a collector’s item — for which they can be proud because of its excellence and rarity, Mrs Suphin said.
“It is clear that ultra-luxury condominiums in Bangkok do not offer attractive rental yields,” she said. “But for people who can afford such premium products, yields do not count.”
Mrs Suphin said concerns over the financial burden from the proposed land and buildings tax are expected to encourage owners to offload their property, particularly that which is high-value and underutilized.
But evidence shows that recent sales of prime land plots in Bangkok have been motivated by other factors.
One of the recent transactions was the sale of the British embassy site on Wireless Road. It was reportedly a part of the British government’s efforts to raise funds for upgrading other embassies around the world.
A sale of the Australian embassy site on Sathon Road acquired last year by SET-listed developer Supalai Plc followed the embassy’s relocation to new premises opposite Lumpini Park.
At the beginning of this year, JLL concluded sales of two prime land plots, for which landlords were motivated by high price offers from several property development firms.
Located in Bangkok’s CBD and sized at two rai each, the two plots were sold for a combined value of more than 3.6 billion baht.
“The proposed land and buildings tax should have a more apparent impact on many property owners when there is more clarity about the new tax scheme and the roll-out plan,” Mrs Suphin said.
“But we do not expect the new tax to lead to distressed sales, particularly for prime real estate assets. Developers and investors will compete fiercely for sought-after assets when they are put up in the market.”

LISTED PROPERTY firm Sansiri Plc has set aside an investment budget of THB 15 billion to buy land for residential projects this year and in 2019, with plans to launch 31 new properties worth THB 63 billion in 2018.
Of the new projects, 12 will be condominiums worth THB 33.5 billion, eight will be single-detached houses worth THB 20.1 billion, while 11 others will be townhouse projects worth THB 9.6 billion.
The company’s investment budget will come from its initial cash flow and the issuance of five-year debenture worth THB 4 billion early this year, with interest rate of 3.35 percent.
It is part of the company’s efforts to drive its presales to THB 45 billion this year or up 16 percent from the year 2017. Last year, the developer recorded total presales of THB 38.6 billion, up 24 percent from the previous year, the company’s chief operating officer Uthai Uthaisangsuk said at press conference yesterday.
In the first nine months of 2017, Sansiri reported a total revenue of THB 23.12 billion and a net profit THB 2.04 billion.
He added that for the current year, the company foresees three significant trends – domestic and global economic recovery; changes in consumer behaviour and a new way of living; and technology disruption that represents new opportunities for many businesses.
The company believes that the adaptive ability along with this technology disruption will be winning weapon in becoming the trendsetter of each industry. All these factors contribute to a positive outlook of the property market expansion and spur consumers’ purchasing power. This year, the company will, therefore, focus on offering a wide range of property projects with various impressive services that best address different needs of all customer groups and expanding the customer base in Bangkok, provinces and foreign countries.Another important direction for this year is to continue and strengthen partnership with existing and new local and international companies, said Uthai.
Given the market trends, the company targets presales from overseas customers to reach THB 13 billion, a rise of 40 percent from its overseas presales of THB 9.3 billion last year.
It will focus on Asia markets this year, including Hong Kong, South Korea, Taiwan, and Japan, he said.
Meanwhile, the company plans to launch between four to six projects worth between THB 12 billion and THB 19 billion in partnerships with BTS Group Holdings Plc and Tokyu Group.
The company also plans to launch the first Standard Residence and Monocle Residence in Thailand this year, following its investment in The Standard and Monocle last year, Uthai said.
Meanwhile, Sansiri will launch JustCoco-working space in four locations, with the first two at AIA Sathorn in May and another at All Seasons Place in August.
It will offer Sansiri’s customers the privilege of using the services.
Hostmaker will also start its property management services for Sansiri customers which will strengthen Sansiri’s competitive advantage in overseas markets, he said.

Medium-sized developers have pinned their hopes on the country’s economic growth and government spending in megaprojects to help boost the property market this year.
Dusadee Tancharoen, managing director of SET-listed developer MK Real Estate Development Plc, said the Thai property market will continue growing, driven by government investment and people’s confidence in the political situation.
“The property market in the first half of 2017 slowed as most developers focused on selling inventory rather than launching new projects,” she said. “In the second half, the market improved after movement on the government’s investment in transport networks and infrastructure projects.”
Plans for a general election in 2018 have also boosted confidence among investors, said Ms Dusadee.
The Eastern Economic Corridor (EEC) is another key driver boosting economic sentiment and property investment, she said. MK has a housing project in Bang Na that received good feedback with a sales rate of 80% in the first phase during its October launch.
“Better sentiment in the fourth quarter of last year will continue this year. The property market is expected to grow 6-8% in 2018, compared with growth of 2-3% last year,” she said.
Chaiyan Chakarakul, managing director of SET-listed developer Lalin Property Plc, said economic expansion for Thailand and the world, on top of government investment in the EEC and mass transit lines, will help drive the Thai property market to grow 5-7% in 2018.
“There are good signs for the Thai economy. It will expand 3.8-3.9% this year, being boosted by an expansion in exports and tourism, government spending on infrastructure projects and a general election by the end of 2018 or early 2019,” he said.
This year Lalin plans to launch 8-10 new projects worth 4.5-5 billion baht in Greater Bangkok and beyond.
The company expects 4.4 billion baht in presales and 4 billion in revenue by year-end, up 15% from last year.
He said positive factors will include a reduction in the household debt-to-GDP ratio to 78% and steady interest rates despite an uptick in US interest rates. These factors will help boost purchasing power in the housing market.
About 80% of the new projects will be in Greater Bangkok and the rest in provinces, including Chachoengsao and Chon Buri, where the firm will develop units priced 2-6 million baht.
Lalin will spend 1 billion baht to buy new plots of land. The company will also issue bonds worth 1.1-1.2 billion baht in April, which will expire in three years, to support business expansion.

SET-listed Sansiri Plc is set to expand its Escape Hotel chain domestically over the next 3-5 years after entering the hospitality business four years ago.
Chief operating officer Uthai Uthaisangsuk said the company is targeting three major tourist destinations — Chiang Mai, Phuket and Chon Buri (Pattaya) — to open Escape Hotels.
The move is part of Sansiri’s plans to develop hotels and other real estate projects across the country.
“Having hotels at new projects will help strengthen Sansiri’s reputation as many of our real estate clients love receiving standard hotel services,” Mr Uthai said. “Moreover, tourism in Thailand will continue to grow, especially in 2018, after booming exports and growing GDP.”
Sansiri now operates two Escape Hotels, one in Hua Hin and another in Khao Yai, with 108 rooms combined. The company entered the hotel business four years ago and has invested 700 million baht in the two properties.
Mr Uthai said Escape Hua Hin has average daily room rates of 2,500 baht, with an average occupancy rate of 55%. The chain is expected to account for 40% (40 million baht) of the developer’s hotel business this year.
Escape Khao Yai, with the same room rate, has occupancy rates of 65-70% and is set to contribute 60 million baht in 2017, thanks to its meeting and conference room space.
In the coming year, Sansiri plans to invest 10-15 million baht to add two pool villas at Escape Khao Yai.
The company expects total revenue from its hotel business to grow by 10% to 110 million baht next year.
“We are expecting to end 2017 with 100 million baht in net income. As of now, our average occupancy rate [for both hotels] is above target and should reach 70% during the holiday season,” Mr Uthai said. “While domestic tourism from the first to the third quarter was not really active, bookings have really picked up during the fourth quarter.”
Local tourists are still Sansiri’s main target for both hotels, but it will be placing more emphasis abroad, especially in Asian markets such as China, Singapore, Malaysia, Japan and South Korea, through the company’s collaboration with online travel agents and online payment systems such as Alipay and WeChat Pay.
Online influencer engagement and a Chinese-language website will also be introduced to boost the company’s presence.
“We are looking for 7% growth in both our international and domestic markets,” Mr Uthai said.

Magnolia Quality Development Corporation Ltd (MQDC) is set to invest about 90 billion baht on an ambitious mixed-use and multi-generational lifestyle project that will support a forest ecosystem in the metropolitan area.
Located at Bang Na-Trat Road KM7, The Forestias is slated to open in 2022. It will include residential housing, retail buildings, office buildings, a health centre, an innovation centre, a forest pavilion, community space, a learning centre and an extensive natural ecosystem.
MQDC is a subsidiary of DT Group of Companies (DTGO), a property company owned by the Chearavanont family.
The 300-rai project is a collaboration between MQDC and the group’s global partners. They include architectural master plan consultancy Foster and Partners, EEC Engineering Network, which helped research and develop systems in the buildings based on MQDC’s concepts, Atelier Ten for sustainability systems, ITEC Entertainment for experience and entertainment, Six Senses for hospitality and residential management, and Harvard T H Chan School of Public Health for healthy living and well-being.
Construction is scheduled to begin next year.
Chief executive Visit Malaisirirat said the world is dealing with a deteriorating natural ecosystem, broken families and an ageing society, leading to feelings of isolation and depression. He said MQDC aims to develop real estate projects that offer sustainable, happy living through eco-friendly design, modern innovation and technology.
Kittiphun Ouiyamaphun, the company’s senior vice-president for development of The Forestias, said the flagship project redefines the property industry with its concept of “Imagine Happiness”, with the core focus on nature, families, health and well-being.
Mr Kittiphun said their global partners are experts in their fields. Atelier Ten, for example, has contributed to the research and prevention plan to reduce environmental impact and ensure balance and sustainability through innovations.
The company is also in charge of monitoring and assessing construction and design to make the project a model for other world-class projects.
Atelier Ten is the company behind Singapore’s award-winning architectural attraction Gardens by the Bay.
Mr Visit said earlier last month MQDC plans to launch 10 projects worth over 100 billion baht in Bangkok and beyond next year.
MQDC is also designing the concept for a mixed-use project in Pattaya, which is estimated to have a development value of over 30 billion baht.
The project be a joint venture between three parties under one conglomerate: the Chearavanont family’s Charoen Pokphand Group, MQDC and Chinese partner Shanghai Kinghill Ltd, which has expertise in the retail business.
Shanghai Kinghill is a subsidiary of Chia Tai Group Co Ltd, one of the Chearavanont family’s agricultural businesses. Founded in 2002 and based in Shanghai, it owns and operates an urban shopping centre, Super Brand Mall, in Shanghai.
The Pattaya project will comprise a residential development, hotel and retail space and be located on a 40-rai plot in the Na Jomtien area, which was formerly used by Charoen Pokphand Foods, a CP Group business.
Mr Visit said one of the new projects MQDC plans to launch next year will be a super-luxury condominium worth 8 billion baht, to be situated on a four-rai plot near Lake Ratchada Office Complex on Ratchadaphisek Road, opposite Benjakiti Park.
Of the 10 projects MQDC planned for 2018, six will be developed under the Whizdom brand, together worth over 20 billion baht.
One of them will be Whizdom Chinatown, worth 4 billion baht, which will be a 30-storey condominium with 200 units priced from 200,000 per square metre. The project will be located on a two-rai plot near MRT Hua Lamphong.

Sansiri Plc, one of Thailand’s largest property developers by sales, sees China becoming its biggest foreign revenue source as early as this year, the latest sign that the world’s largest property-buying binge is undimmed by China’s tighter capital controls.
The Bangkok-based developer has seen no cancellations from Chinese buyers since the world’s most-populous nation imposed stricter rules to deter residents from buying overseas property, Head of International Business Cobby Leathers said in an interview. Sales from China are on track to double to USD 106 million this year, and estimated to jump another 32 percent to USD 140 million next year, according to the firm.
For Sansiri, the growth means China is set to overtake Hong Kong as its top foreign market next year, President Srettha Thavisin said. Sansiri is “highly reliant” on foreign buyers and as much as 40 percent of the developer’s sales are from buyers in Singapore, Hong Kong and China, according to RHB Securities.
Tighter capital controls have done little to dent the appetite of Chinese buyers who already helped drive prices higher across the globe. While definitive data are hard to come by, real estate brokers including Knight Frank LLP, Savills Plc and domestic firm Shiju report rising purchases of overseas property this year by Chinese buyers.
Cheaper Properties
Stricter enforcement of quotas to convert yuan for property purchases have spurred Chinese buyers to buy cheaper properties, helping developers in markets where home prices aren’t inflated. Most of Sansiri’s Chinese buyers bought homes priced between 1 million-2 million yuan, or USD 150,000 to USD 300,000, Leathers said.
Those prices are “only a third or half of those in Chinese cities,” he said.
Sansiri is the second-biggest Thai developer by trailing 12-month revenue, according to data compiled by Bloomberg. China will likely contribute 40 percent of overseas revenue overseas next year, eight percentage points more than in the first half of this year, the firm said. Sansiri is adding three more Chinese offices in Shanghai, Guangzhou and Shenzhen to its existing Beijing foothold to expand its local network.
“If the ban hadn’t been in place, we would have gone a lot more aggressive in marketing here,” said Thavisin.

First developer to use artificial intelligence
Sansiri Plc, a property developer, plans to introduce a new Thai voice-enabled smart assistant for their Sansiri Home Service mobile application. The application, built on artificial intelligence (AI), will be used in its condominiums and detached house projects starting next year.
The company adopted technology from Amazon Web Services, the on-demand cloud computing platform under Amazon.com, with a wide range of offerings, including AI for consumer living.
The new technology was introduced in cooperation with Dailitech, a local IT company.
Chief technology officer Tawicha Trakulyingyong said the company is being transformed through its investment in innovation.
“With 35 years of experience in the Thai property market, we have observed rapid changes in customer lifestyles during the digital era,” said Mr Tawicha.
“Technology is the answer to upgrading their living experiences.”
Chawapol Jariyawiroj, the Thailand manager for Amazon Web Services, said Sansiri is the first property business to embrace Amazon Web Service’s AI, as well as the first firm in the country to use the Thai language.
Through the collaborative effort, the team developed “Sansiri-AI-Box” by applying Amazon Lex service, allowing users to manage all home-related activities with greater convenience and security.
Amazon Lex is a service for building conversational interfaces using voice and text. It provides high-quality speech recognition and language recognition capabilities.
“This enables more sophisticated, natural language chatbots for the existing applications,” he said.
Vit Niennattrakul, managing director of Dailitech, a developer of Thai-language capabilities for AI systems, said Amazon Web Services’ technologies have many different functions, allowing developers to further create value-added services.
The functions to be fully available in 2018 are basic commands such as utility bill checking, and parcel and facility status (such as the availability of yoga classes).
Smart home automation features include electricity control, temperature regulation, automated curtains and television channel switching.
Functions with more interactive services, including basic information, are facilitated through voice control. These include weather forecasts, traffic updates, daily news summaries and changing radio stations.
Mr Tawicha said new features, covering health, food, travel and shopping, will be added.
Intelligent Amazon technology will also be used to enhance Sansiri’s sales, business and service capabilities, he said.

Sansiri is one of the largest real estate developers in Thailand offering a full range of housing units.
Sansiri was founded in 1984 as the holding company to manage the assets of the Chutrakul family, before merging with the Lamsam family company in 1994. The company has been listed on the Stock Exchange of Thailand since 1996. In its earlier years, the company concentrated on developing exclusively mid-city condominiums for sale and for rent. In 1998, the company expanded into property management and sales management services through the newly founded subsidiary named Plus Property Company Limited. Noble Development Public Company Limited is a publicly listed property development company incorporated in Bangkok, Thailand. The company listed its shares on the stock exchange of Thailand in June 1997 (stock quote: NOBLE). The core businesses of the company are residential project development.
