The team at InvestBangkokProperty.com held their monthly Bangkok Property Market Outlook Seminar on the 7th of April 2018. The event was held at 115 East Coast Road. Despite the heavy rain, we had a full house for this event.

During the event, Daryl gave a presentation on why investors should be looking at Bangkok as an investment destination.

Factors mentioned include

  • the relative affordability of Bangkok property prices as compared to other cities like Singapore and Hong Kong.
  • the demographics of the population in Bangkok
  • the government
  • the good infrastructure
  • the favourable tax and legal structure
  • Bangkok’s good relationship with the rest of the world

He also touched on the different areas in Bangkok that property investors should look at. He divided Bangkok into 3 different segments. Namely

  • the core central regions (Silom, Sathorn, Rama IV, Ploenchit, Wireless Road)
  • the city fringes (Thong Lor, Ekkamai, On Nut)
  • the growth areas (Rama 9, Bangsue, Tao Poon)

We had a very special guest with us. Shawn, the owner of Thai real estate agency Trinity Relocation Consultant Co. Ltd., was with us at the event. There was a question and answer session with Shawn. Here are some of the questions and a brief summary of the answers. Please note that the answers are a condensed version of what was answered.

Hi Shawn, so tell us more about your company and what do you do.

I run a real estate agency, Trinity Relocation Consultant Co. Ltd.. We specialise in the sale, purchase and rental of Bangkok properties. We also do property management, i.e. we handle all your property matters to make owning a property fuss-free. We can even help you things like managing your renovation, fixing your curtains.

 

What are the good locations in Bangkok to buy a property?

Most people are only familiar with places along the BTS line like Siam Paragon, Central World area. Actually, there are many places to buy property. Places like Thong Lor, Ekkamai, On Nut are up and coming and are very popular. So are places like Ladprao where they are building another MRT line to intersect with the current Ladprao MRT station. You should also consider places like Rama 9 (Phra Ram 9 MRT). The new CBD is in that area.

You should try to buy something near a train station. Maximum 10 minutes walk.

 

Who are the tenants that will rent my property if I buy a property in Bangkok?

Expatriates working in Bangkok and the local Thais. Expatriates can be people like the Chinese, Japanese, Koreans or even Singaporeans. The local Thai will rent and stay in the condominium during the week and return home to their province during weekends. You should look at investment grade condominium so that you will get good tenants.

 

Is there a strong demand for Bangkok properties? If yes, who are the buyers?

I would say 60% of the buyers are the Chinese. They buy properties in cash. The demand is very high. The demand from people from Hong Kong and Taiwan is also very high.

 

How has Bangkok changed since you first came to the city?

Bangkok has changed a lot! Prices of properties have risen by a lot. When I first came, a one-bedroom condominium in Rama 9 area would cost less than THB 2 million thereabouts. Today you cannot find anything in that area for less than THB 4 million. I should have bought a lot of these properties when I first came to Bangkok.

 

What are the charges for your services?

For property management, for buyers who buy through us, our yearly fees are THB15,000 which works out to be about SGD$600.

 

During the event, Shawn recommended a few developments in Bangkok

  1. Maru Ladprao (50 metres to Ladprao MRT Station)
  2. Siamese Sukhumvit 87 (5 minutes to On Nut BTS Station. Along the main road)
  3. Siamese Exclusive Queens (50 metres to Queen Sirikit MRT Station)
