This is not the first time they are working together. Taka HAUS Ekkamai 12 was a recent project launched by Sansiri and Tokyu jointly last year and Taka HAUS is already 95% sold.

Arguably the heart of Thonglor is the best neighborhood to live in Bangkok. The Thonglor streets have a homely feel to it and are yet only steps away from the best of schools, after-school classes, cafes, restaurants, pubs, malls, and supermarkets.
In this review, we take a look at a development called Runesu Thonglor 5, a low rise condominium project, jointly developed by Woraluk Property Plc and Shinwa Group under the company W-Shinwa.
The Developer
As this is their first foray into the Bangkok property scene, it is normal if you have yet to hear of this developer. Headquartered in Osaka, Shinwa Group is a Japanese conglomerate which has been around since 1890.
Shinwa Group covers property development, construction, architecture, property management, hotel and serviced apartment, spa, fitness, car parks, old-age homes and sigma beam manufacturing.
In mid-2016, it established W-Shinwa Co with a registered capital of 270 million baht, where Shinwa Development Thailand Co holds a 51% stake and property developer Woraluk Property Co, owned by Wichai Poolworaluk, holds 49%.

Shinwa Group as a developer uses innovation to differentiate their development projects from the rest. The Runesu concept, using the proprietary Sigma beam, increases the usable area of the property.
There also Onsen in the development, an attraction for Japanese tenants.
The parking is Auto parking down to 3 levels underground, parks 84 cars or 54%.
The project may look ordinary from the outside but once you step in, it has the atmosphere and aura of Japanese living. IAO TAKEDA is a leading Japanese design company that has won awards for many consecutive years.
With the Runesu concept, Shinwa is able to create an additional 60cm in the floor to ceiling. This allows the unit to have additional living space.
The onsen is really a unique and much-welcomed feature that is hard to find in other developments.
The Runesu function is available to the units of the first 2 levels of the development.
The unit will come fully furnished.
Runesu Type A1 is a 49.43 square meter room. You will come to Genkan or the front hall. There is a shoe cabinet. Next to a 4-seater dining area behind the dining table is a bedroom with a Den & Loft area next to it. The bathroom is dry and wet. Bathtub with The bathroom can be accessed from the bedroom and living room. The bedroom has a wardrobe space and a vanity at the end of the bed.
Conclusion
Looking at the facilities such as Onsen, golf driving room plus the fact that Shinwa chose Thonglor to build this property, it is clear that they are targetting the Japanese niche.
The layout of the rooms are good and they pay good attention to the quality of the finishing.
I have no reason to doubt that Runesu Thonglor 5 will be popular amongst tenants when it is completed. In fact, this is also a good place to stay if you want a holiday home in Bangkok.
If I have to pick a fault, it would be that the property to Thonglor BTS is still a good 900 meters. I personally do not consider any property more than 500 meters to be walkable on a daily basis. Not if you are in a rush. Not a deal breaker though, as there will be shuttle service available to the BTS.

This development is merely 50 meters away from Queen Sirikit National Convention Center MRT. From there, you are only 1 MRT stop away from prime Asoke area. To top it off, Siamese Exclusive Queens represent great value for the investors. Price is starting only from about THB193,000 per square meter. TCC Assets has launched The Parq near Queen Sirikit National Convention Center (QSNCC) as it looks to establish this area of Bangkok as a key commercial district. The development will cost THB20 billion to build and have office space, retail zones, restaurants, and a hospitality component, according to media reports.
Construction on the project has already started with the development’s 1st phase, which will have office and retail space, expected to open in the 2nd half of 2019. Work on the entire project should be finished by 2023. The 2nd phase will also have premium office space as well as a hospitality zone that will be designed for business people and anyone going to conventions and conferences at QSNCC.
The Development
The developer Siamese Asset has meant for Siamese Queens Exclusive to be a flagship luxury development. For a 33 storey building, there are only 331 units. This is considered low density, which is highly desirable.
The View
All 2-bedrooms will be corner units. South units will enjoy Chao Phraya River and Bangkrachao view, North and West units will enjoy Benjakitti Park and Lumphini Park view, and East units a view of distant skyscrapers. The only potential blockage would be to the northeast where Monterey Place is. (25 storey building).

I run a real estate agency, Trinity Relocation Consultant Co. Ltd.. We specialise in the sale, purchase and rental of Bangkok properties. We also do property management, i.e. we handle all your property matters to make owning a property fuss-free. We can even help you things like managing your renovation, fixing your curtains.
What are the good locations in Bangkok to buy a property?
Most people are only familiar with places along the BTS line like Siam Paragon, Central World area. Actually, there are many places to buy property. Places like Thong Lor, Ekkamai, On Nut are up and coming and are very popular. So are places like Ladprao where they are building another MRT line to intersect with the current Ladprao MRT station. You should also consider places like Rama 9 (Phra Ram 9 MRT). The new CBD is in that area.
You should try to buy something near a train station. Maximum 10 minutes walk.
Who are the tenants that will rent my property if I buy a property in Bangkok?
Expatriates working in Bangkok and the local Thais. Expatriates can be people like the Chinese, Japanese, Koreans or even Singaporeans. The local Thai will rent and stay in the condominium during the week and return home to their province during weekends. You should look at investment grade condominium so that you will get good tenants.
Is there a strong demand for Bangkok properties? If yes, who are the buyers?
I would say 60% of the buyers are the Chinese. They buy properties in cash. The demand is very high. The demand from people from Hong Kong and Taiwan is also very high.
How has Bangkok changed since you first came to the city?
Bangkok has changed a lot! Prices of properties have risen by a lot. When I first came, a one-bedroom condominium in Rama 9 area would cost less than THB 2 million thereabouts. Today you cannot find anything in that area for less than THB 4 million. I should have bought a lot of these properties when I first came to Bangkok.
What are the charges for your services?
For property management, for buyers who buy through us, our yearly fees are THB15,000 which works out to be about SGD$600.
