Ananda Development PCL has opened a new condominium project next to the Khlong Toei MRT station featuring a solar-powered fresh-air system and 4D hologram model presentation.

Pre-sales for the Ideo Mobi condominium start on December 2, with entry prices at THB 5.99 million per unit.

Chanont Ruangkrittiya, president, and CEO of Anana Development PCL, said the Rama 4 area is gaining popularity as it is located between Asoke and Silom commercial districts.

He said 89 percent of condominiums located within 500 meters of the MRT (for the period 2012 to the first half of 2017) have been sold. Prices average approximately THB 200,000 per square meter.

“Each year the value rises as much as 7 percent and the average distance from the MRT station is 350 meters. Ideo Mobi is the only project that is located at the station,” he said. “It is also close to the expressway entrance.”

The most popular condominium venues are located from Khlong Toei to Sala Daeng junction, he said.

Ideo Mobi Rama 4 is a 36-story high-rise condominium with 486 units.

Thai property market remains buoyant in Q3, new index reveals

The Thai property market remains buoyant as the economy continues its slow recovery, with increasing supply providing greater opportunities for new home-buyers, the inaugural DDproperty Property Index revealed on Tuesday.

 

DDproperty, an online real-estate portal, launched the Property Index for Thailand for the third quarter of 2017.

The DDproperty Property Index (for Bangkok prices) reached 199, a 5-percent increase from the second quarter, highlighting the ongoing growth in the market since the start of the year.

The modest growth is further proof that the property market is gradually recovering from the Kingdom’s economic slowdown and weaker purchasing power in the mid- to low-end segments caused by rising household debt, said Kamolpat Swaengkit, country manager for DDproperty, which each month helps more than 3 million Thais in their search for a home.

“We’re cautiously optimistic about the Thai property market and believe there are opportunities for sellers, but particularly for buyers given rising supply levels and the low-interest rate environment which is expected to persist for some time,” Kamolpat said.

The index tracking residential prices increased 13 percent year-on-year during the third quarter, bringing growth over the past two years to a remarkable 53 percent, he added.

Condominiums continue to command the most attention from home-buyers, with the condo price index hitting 219 in the third quarter, continuing an upward trend from the previous three months.

Facility-management agency Plus Property has opened a fourth “Plus Shop”, its second in Bangkok, where customers can arrange purchases, resales and leasing of both new and existing projects.

The new outlet – open daily in front of condo the Line Chatuchak-Mochit, convenient for BTS and MRT commuters – has rooms there ready to view and sample units for other newly launched projects on display.

Managing director Anukul Ratpitaksanti said this week the Plus Shops keep an inventory of units for sale and for rent within condominiums such as Onyx Phahonyothin, the Verticle Ari, the Line Ratchathewi, Ideo Q Siam-Ratchathewi, Rhythm Rang Nam and Noble Reform.

There are other Plus Shops handling sales and rentals for Plus clients in Hua Hin, Phuket and at the T77 project in Bangkok’s On Nut area.

The new shop has received more passer-by traffic than expected owing to its location adjacent to the Skytrain and MRT lines. The vicinity also features office towers hosting major companies, shopping malls, parks and Chatuchak Market.

The company’s research has determined that the resale market for condominiums continues to be attractive, due to significantly lower prices compared to those of newly launched projects in the same locales.

The average price in the resale market is 26-44 percent lower compared to that of units in newly launched condominiums. Compared to projects selling over the past five years, the price for resale units is 33 percent lower.

The riverside area boasts the greatest difference between resale and new-unit prices at 44 percent. The price difference stands at 26 percent for central business districts such as Ploenchit, Chitlom and Asok.

In the Phrom Phong and Thong Lor zones, the difference stands at 28 percent. The difference is 26 percent for the Silom and Sathorn district, 32 percent for the Rama IX and Thailand Cultural Centre areas, 38 percent for Ratchathewi and Phayathai, 32 percent for Sanam Pao and Morchit and 30 percent for Phra Khanong and On Nut.

Generally, condominiums within this resale market are well maintained and little different from new projects. Although materials and design may differ somewhat, the lower pricing and identically attractive locations have generated a warm response from buyers. Some are influenced by the fact that no more new projects are being developed in certain locales.
