Bangkok Resale Condo Guide for Foreign Buyers

Bangkok Resale Condo Guide for Foreign Buyers

How to assess completed Bangkok condominium units where the building, rent evidence, juristic management and transfer route can be checked before purchase.

Why foreign buyers consider resale

Resale condos can be attractive because the building is completed, the title exists, the common areas can be inspected, and rental evidence may be easier to verify. For foreign buyers, resale also allows earlier checks on foreign quota, juristic management, unit condition and transfer readiness.

Visible building quality

Inspect lobby, lifts, facilities, maintenance and street-level convenience before buying.

Rental evidence

Compare actual asking and achieved rents in the building and nearby projects.

Transfer readiness

Review title, seller authority, quota, tax allocation and inspection items before completion.

Resale due diligence

Before paying a deposit, review foreign quota, title and building due diligence, transfer fees and taxes, and rental yield assumptions. The buyer should also compare resale price against new launch alternatives and other completed projects in the same micro-location.

When resale can outperform new launch

Resale can work well when the unit is priced realistically, the building is maintained properly, the tenant pool is clear, and the buyer can activate rental income quickly. It is less attractive when an older building has weak management, unclear quota, excessive competing units, or renovation costs that have not been priced into the deal.
