Facility-management agency Plus Property has opened a fourth “Plus Shop”, its second in Bangkok, where customers can arrange purchases, resales and leasing of both new and existing projects.
The new outlet – open daily in front of condo the Line Chatuchak-Mochit, convenient for BTS and MRT commuters – has rooms there ready to view and sample units for other newly launched projects on display.
Managing director Anukul Ratpitaksanti said this week the Plus Shops keep an inventory of units for sale and for rent within condominiums such as Onyx Phahonyothin, the Verticle Ari, the Line Ratchathewi, Ideo Q Siam-Ratchathewi, Rhythm Rang Nam and Noble Reform.
There are other Plus Shops handling sales and rentals for Plus clients in Hua Hin, Phuket and at the T77 project in Bangkok’s On Nut area.
The new shop has received more passer-by traffic than expected owing to its location adjacent to the Skytrain and MRT lines. The vicinity also features office towers hosting major companies, shopping malls, parks and Chatuchak Market.
The company’s research has determined that the resale market for condominiums continues to be attractive, due to significantly lower prices compared to those of newly launched projects in the same locales.
The average price in the resale market is 26-44 percent lower compared to that of units in newly launched condominiums. Compared to projects selling over the past five years, the price for resale units is 33 percent lower.
The riverside area boasts the greatest difference between resale and new-unit prices at 44 percent. The price difference stands at 26 percent for central business districts such as Ploenchit, Chitlom and Asok.
In the Phrom Phong and Thong Lor zones, the difference stands at 28 percent. The difference is 26 percent for the Silom and Sathorn district, 32 percent for the Rama IX and Thailand Cultural Centre areas, 38 percent for Ratchathewi and Phayathai, 32 percent for Sanam Pao and Morchit and 30 percent for Phra Khanong and On Nut.
Generally, condominiums within this resale market are well maintained and little different from new projects. Although materials and design may differ somewhat, the lower pricing and identically attractive locations have generated a warm response from buyers. Some are influenced by the fact that no more new projects are being developed in certain locales.
Plus Shops afford consumers not only client-tailored housing consultation but also guided visits to sample rooms and the development projects themselves.
Visitors are informed of promotional deals offered by other residential projects in attractive locations.
